  • Dream it.

    Hang with me and talk over your goals, the preliminary ins and outs of home buying, ask every question you’ve got & decide if we’re a good fit (I have a hunch we are). If so, we’ll sign a contract together and get to work. We’ll talk over costs, expectations, big and small dreams, timelines and any other home buying mysteries that need unveiling. I love making sure you have all of the information possible so you can move forward with confidence and, of course, with me right behind you every step of the way.

  • Fund it.

    If you are financing your purchase, talk to a few mortgage brokers and pick one to get pre-approved with! Pick someone that feels easy to talk to, is responsive and ideally local! I have some great local rec’s If you need. If you are paying cash, let’s talk about the best way to leverage that!

  • Find it.

    Let’s go see some houses! I’ll set up tours around your schedule. We’ll see up to 6-8 homes each time (any more and your brain starts to mush) and you’ll begin to get a feel for what might suit you best. I’ll be there to make sure the house you fall in love with isn’t ...falling down and fits the bill for you! There will always be concessions but when you find the right house, you’ll know and those concessions won’t phase you.

  • Buy it.

    We’ll craft an offer that makes sense for the house, your budget and the competition (if there is any). I’ll walk you through the contract and make sure we can write a solid offer to get you the house! Price matters but so do relationships- when you work with me, you get my expert advice and my stellar reputation.

  • Fix it.

    Once we’ve locked down the house, inspections begin. Most commonly, you’ll do a whole home inspection, sewer scope, oil tank locate and radon test. Once we’ve identified any issues with trusted inspectors, we’ll work together to sort out the best way to move forward-whether thats a credit or repairs completed before closing or buying as-is. Every purchase is different and I’m here to fit all the puzzle pieces together for a home sale that suits you.

  • Value it.

    If you’re financing your purchase, the lender requires a 3rd party licensed appraiser come by for an inspection and valuation of the property. You’ll receive a copy of the report from the lender. This tends to be the last hurtle before cruising to close, and, as long as the appraisr values the home at the purchase price with no other required repairs, you can breathe easy that you’re close to the finish line!

  • Sign it.

    Time to make it official! Once you have received the final a-ok on the loan, your loan documents will be sent to escrow, reviewed and made ready for your autograph. Your escrow officer will reach out to schedule a time that works best to get it all signed. This usually happens a few days before close but sometimes on the same day.

  • Close it.

    Once all of the documents are signed, they go through one final approval to make sure all the i’s are dotted and t’s are crossed. On closing day, the loan is funded, the funds dispursed and the sale is recorded with the city. Once recoded, it is offically yours!

  • Open it.

    After recording the sale, (if there is no rent back agreement allowing the seller some time post-close to move), it’s key time! Get ready to move on in, enjoy your new home and celebrate the wild journey that got you there!

  • Sign it.

    Review and sign the listing agreement and net sheet! It will outline costs, timelines both of our responsibilities and how I’m here to help. This is what allows me to market your home and get it show ready and listed.

  • Review it.

    Review the market analysis to make sure you understand the market in which you’re selling, confirm a list price and to go into listing armed with confidence & knowledge.

  • clean it.

    Begin to declutter and depersonalize the space so buyers can envision themselves in the home. Pack away valuables, fragile and/or unused items. Send over any invoices of repairs or upgrades made while living there. Get a deep clean and a landscaping clean up on the books. Toss any old paint, chemicals etc.

  • Fix it.

    Finish up small repair projects- fill holes, patch paint, replace old smoke/CO detectors. If you have a tank water heater, make sure it’s double strapped and change the furnace filter. Consider painting, swapping older light fixtures. I’ll help you customize a pre-list punch list to make sure the house is. ready to go. The goal is to minimize blemishes so buyers can focus on how amazing the home is.

  • Stage it.

    Staging sells homes! I highly encourage even partial staging to organize the space in the most marketable way and tap into the psychology of space. I have a crack team of stagers that understand this and we will get you set up with them so we can maximize the flow and vibe of the home.

  • Show it.

    Collaborate with me on a game plan to leave the house for showings- will you pop out for each showing, does leaving for a few days make sense? How much notice do you need? Do your best to keep your home clean and tidy for showings and make sure it's easily accessible for potential buyers and their agents.

  • shake on it.

    Gear up for negotiations. Be ready to make some potential concessions, decisions and repairs. Know your bottom line and if there is flexibility there. Remember, its an emotional process for buyers AND sellers & the goal can get lost In the sauce. Eyes on the prize of selling the home, open minds always win the day.

  • Close it.

    Start thinking about how you plan to move- If you need support with movers or some time after closing to leave. Remember to leave the house how it looked when It was listed-tidy, broom swept and ready for its next era. Sign your closing documents, gather any spare keys or info you’d like to pass on to the buyers and say your goodbyes to the home and hellos to your next chapter.
